Standard Let & Rent Collection Fee

Pre-let Service (charged as a % of invoiced works). We instruct works on your behalf, before a tenancy starts, to prepare the property for letting. This fee is not charged for properties instructed under our fully managed services.

Legionella risk assessment.

Deposit  registration with TDS & renewal as required

Mid-term inspection of your property & report

Negotiate tenancy renewal  and draft relevant paperwork

Annual Gas Safety Inspection and Certificate

Hold keys throughout the tenancy term

Boiler Service

Gas Certificate + Boiler Service at the same time

Portable Appliance Testing (max 10 appliances)

Periodic Electrical Inspection (1-3 beds)

Periodic Electrical Inspection (4-6 beds)

Supply and fitting of 1 smoke alarm and 1 carbon monoxide detector

Per additional smoke alarm

Preparing addenda to amend  agreement terms, passed to lawyer, at cost

Inventory listing and/or check-in (usually between £100 – £300)

Renewing Right to Rent check

Supervision of works which exceed £1,200 (total works)

Key cutting, per set (excluding cost of keys)

Attendance at properties for deliveries, contractors, etc. per hour

Submission of non-resident landlord receipts to HMRC, per annum

Produce Annual Property Statement

Copy of invoices, per annual tax bill

Attending court as witness (half day or part thereof), excluding costs incurred

*NB. Your property must have an Energy Performance Certificate (EPC) rating of at least E before granting a new tenancy. Where the rating is F or G, you must carry out recommended improvements to bring your property up to the minimum requirement and retest before granting a tenancy.
